    Preparing your home for sale in Ottawa

    Getting your home ready for sale can be as easy as completing a few simple tasks, or it can be more involved. The goal is to show your home at its best, but you always have the final say as to how much and what work you want to do. 

    Here’s how I can help you prepare your home for sale:

    • I will work with you to assess and prioritize repairs and upgrades in order to get the best price for your home.
    • If needed or desired, I’ll connect you with skilled tradespeople, decluttering experts, home staging professionals and other specialists who can help you present your home in the best light possible.
    • I will hire a professional photographer/videographer to assist with marketing your home.
    • Together, we will determine the best time to list your home on the Ottawa MLS® System. 
    • Together we will review what features and selling points to use when marketing your home to Ottawa home buyers.

    Showing your home to potential Ottawa home buyers

    • Once your home is listed for sale on the Ottawa MLS® System, your primary responsibility is keeping it show-ready, inside and out. 
    • Home showings can pop up on short notice. The more flexible you can be, the easier it is for buyer’s agents to show your home to potential home buyers, and the more quickly it may sell.

    Receiving and negotiating an offer to buy your home in Ottawa

    • I will alert you to any incoming offers and, once received, review any offer with you in detail.
    • I will provide advice and guidance about the offer, answer any questions you may have and seek clarification if needed. Ultimately the decision to accept, counter, or decline an offer is up to you, the home seller.
    • I will negotiate on your behalf with the representative of the buyer and convey all responses to you.
    • We will repeat this process as needed for any and all offers we receive to buy your home. 
    • If there are conditions in the offer, your home will remain listed on the Ottawa MLS® System. During this conditional period, you can choose to pause or continue showings while the buyer works to fulfill their conditions. 
    • I will continue to communicate with you and the buyer’s agent during the conditional period.
    • Once the buyer’s conditions have been fulfilled and your home is "sold firm," I will complete the paperwork to finalize the sale of your home and change the status of your listing in the Ottawa MLS® System.
    • I will send the completed offer documents to your lawyer and mortgage professional, and ensure all necessary paperwork is completed for the listing brokerage.

    After your home in Ottawa is sold

    • I will provide you with a checklist to help you prepare to move and refer you to any other resources and support required.

    How I get paid for working as your Ottawa real estate agent

    • In Ontario, the seller usually pays the listing real estate brokerage (the company I work for as an Ottawa REALTOR®) a percentage of the sale price of your home as the commission. 
    • You and I will negotiate the commission before we list your home in the Ottawa MLS® System.
    • The total commission paid by you is split between the listing brokerage and the brokerage representing the buyer.
    • On the day of closing, your lawyer will set aside the funds to pay my real estate brokerage (the listing brokerage) the agreed-upon commission.
    • My brokerage then divides the commission payment between itself and the buyer’s brokerage. 

    The listing and buyer brokerages further divide the commission between themselves and the Ottawa real estate agents who represented the buyers and sellers.

    • A mortgage pre-approval helps you buy a home with confidence, because you know which homes you can afford.
    • I recommend working with an Ottawa mortgage broker. They can find you the best mortgage rates available from any lender or financial institution.

    Finding a home in Ottawa that you love

    • I work with the Ottawa MLS® System and my own network of Ottawa real estate agents to find properties for sale in your preferred neighbourhoods 
    • I set up appointments for us to visit homes for sale in the Ottawa area
    • We visit the homes together and you tell me what you like and don’t like.
    • As you start viewing homes, you may find your must-have and nice-to-have lists will change once you see what’s out there. Refining your preferences is a normal part of the process and I adjust your search as those changes happen.

    Making an offer to buy a home in Ottawa

    • Once you find a new Ottawa home you love, we’ll work together to make the sellers an offer, including the price you want to pay and any conditions you need to fulfill (such as obtaining home insurance on the new home or selling your current home).  
    • I present your offer to the sellers, who will accept it, decline it, or make a counter-offer.
    • If the sellers accept your offer, we begin the process of fulfilling any conditions and making the offer firm.
    • If the sellers decline your offer, we move on to viewing other homes for sale in Ottawa.
    • If the sellers make a counter-offer, we will discuss it together and determine what the best next steps are (increasing the offer, waiving conditions, or walking away).

    What happens when your offer to buy a home in Ottawa is accepted

    • Once we successfully reach an agreement with a home seller to buy your new home, I send a copy of the signed offer of purchase and sale to your lawyer and mortgage professional.
    • Then we work on fulfilling any conditions (such as a home inspection) within the time frame laid out in the offer.
    • When all conditions have been fulfilled to your satisfaction, we inform the sellers and their representative.
    • I will continue to communicate with your lawyer, mortgage professional, insurer and anyone else involved in completing your home purchase. 
    • While you’re getting ready to move, I can suggest resources, including connecting you with decluttering/downsizing experts, skilled tradespeople, inspectors, insurers and other resources to help you make a smooth transition to your new home in Ottawa.
    • After you have moved, I remain a resource you can call on at any time. 

    Who pays me?

    Not you! When you hire me as your buyer’s agent to represent you when buying a home, my commission is usually paid by the listing real estate brokerage. There are specific circumstances where commission may be handled differently (such as a private home sale, where commission would be paid by the private seller) but it is rare that a buyer would pay my commission directly.

    As a prospective home buyer, you may have heard the terms "pre-qualified" and "pre-approved" used in relation to a mortgage and wondered: What’s the difference? Are they just two terms for the same thing?

    These terms may sound similar, but they most definitely are not the same thing. And if you think you’re pre-approved, but you’re only pre-qualified, it can lead to confusion and disappointment during your home search. So let’s get these two terms straight.

    Mortgage pre-qualification: A preliminary conversation

    Let’s say you’re thinking about buying a home and wondering how much of a mortgage you could get. You call your mortgage specialist to let them know you want to start your home search soon and need to know what sort of budget you should consider.

    Your mortgage specialist will ask about your income, monthly expenses and debts, and the amount you have available for a down payment. They’ll also inquire about the approximate value of your current home and determine whether you qualify for a first-time homebuyer program. 

    With that basic information, your mortgage specialist can tell you whether they believe you will qualify for a mortgage, discuss interest rate options, and offer a ballpark for what your home budget would be. In short, pre-qualification is an overview to give you an idea of how you might qualify financially. It does not guarantee you will be approved for a mortgage or the amount you can borrow.

    Mortgage pre-approval: A formal process

    The process for getting pre-approved is more formal and in-depth. Your mortgage specialist will ask you to complete a mortgage application and provide details about the amount you have for a down payment, proof of recent employment income (such as pay stubs or a CRA notice of assessment), and information about your current debts and expenses. They will run a credit report on you and, based on all the information you have provided, submit your application to one or more lenders. 

    Once an approval has been received from a lender, your mortgage specialist can provide you with a pre-approval letter that spells out the proposed interest rate and term of the mortgage, expected down payment, and loan amount available. With this pre-approval in hand, you can begin house-hunting seriously, knowing that a lender has tentatively agreed to give you a mortgage and how much you can spend.

    Two things to remember when house-hunting with a pre-approval

    First, you won’t receive final approval on a mortgage until you submit an accepted offer of purchase to your lender. They will review your Agreement of Purchase and Sale and may order an appraisal of the property to ensure its purchase price matches the value. Your approval process is not complete until you receive your mortgage commitment confirmation from the lender.

    Second, while a lender might approve you for a given amount, another dollar amount is just as important. I call it the "Get into bed and sleep well" price. It’s one thing to know what a lender will lend you to purchase a home, but sometimes quite another how much you are comfortable spending. Some people are happy to go to the last dollar a lender will allow, confident in their income and financial position. Others prefer to stay somewhere below the pre-approved amount to ensure they won’t be squeezed if interest rates go up or their income changes. Only you can determine where your comfort level lies.

    The bottom line

    If you’re just curious about what you might be able to spend on a home, pre-qualification is a great first step and there is no need for a credit enquiry. But if you’re serious about buying a home in the near future, seek out a pre-approval from your mortgage specialist so you can get your home search underway for real. 🦜
